Green Building Certifications: The Off-Plan Premium Buyers Pay For
LEED, BREEAM, HQE and DGNB — which certifications actually move price per square meter.
Green certifications used to be marketing garnish. In 2026 they are a pricing lever. Buyers — especially institutional and diaspora investors — increasingly filter listings by certification level, and mortgage lenders in the EU offer measurable rate discounts for certified assets.
The four certifications that matter
LEED (global, US-origin, strong resale signal).
BREEAM (UK-origin, dominant across Europe and MENA).
HQE (France, deeply embedded in VEFA workflows).
DGNB (Germany, gaining share for its lifecycle-cost approach).
How to protect the premium during construction
Certifications collapse if the site does not execute to spec. Time-stamped photo evidence, traceable material sourcing and third-party inspections are the difference between a certified building and a marketing claim.
