The Diaspora Buyer's Guide to Off-Plan Real Estate

Buying a home back home from another continent — without the anxiety, the bad surprises and the lost time.

For diaspora buyers, off-plan real estate has been an act of faith for decades. It no longer has to be.

Before you sign

Verify the legal framework — escrow protection, regulated contract, dispute mechanism

Ask the developer how progress will be proven to you, in writing

Request a tour of the developer's buyer portal before the reservation

During construction

Demand weekly live-captured updates. If updates only arrive when you chase, that is the warning you needed.

At handover

Insist on a joint inspection — remote or in person — with a defect list, signed by you, the developer and an independent expert.
